Quick answer: If your walls are open — you’re building, mid-renovation, or the plasterer hasn’t been back yet — pre-wire every time. It’s ~30% cheaper per point, cleaner, and future-proof. If the walls are already up and the paint’s dry, retrofit works fine (that’s what we do on 60% of Auckland jobs). We route through the ceiling void, drop into wall cavities, and terminate into a hallway-cupboard frame. Nothing exposed. Nothing half-done. Either path lands you at a smart home that actually works. The decision is entirely about where your house is on the build timeline — not what you want the smart home to do.
Nobody planning a smart home actually knows what “pre-wire” means the first time they hear it
You’ve spent 30 minutes on Google. You’ve got 6 tabs open. Half say “you MUST pre-wire during the build or your smart home will always be crap.” The other half sell you a mesh WiFi kit and swear you don’t need any wiring at all.
Neither is right.
Here’s what we actually mean when we talk about pre-wire vs retrofit — from 350+ Auckland homes wired since 2018.
Pre-wire = Cat6 (and everything else) gets pulled through the walls before the plasterboard goes up. Cheapest per point, cleanest finish, but requires you to be at the framing/gib stage of a build or a full renovation.
Retrofit = We wire an existing, finished home. Cables go through the ceiling void, drop down inside wall cavities, and terminate in a cupboard. Slightly more expensive per point, requires a bit of make-good, but it’s what we do most of the time — and the finished result is functionally identical.
The confusion comes because most content on this topic is written by people trying to sell you something at one end of the spectrum. So let’s just walk you through what actually happens in each case.
If you’re at framing stage — pre-wire. This isn’t a choice, it’s just cheaper.
Every wall in your house is currently a skeleton of timber studs and a nail gun’s worth of nog blocks. The electrician is running mains. The plumber is running pipe. Nobody is going to plaster over anything for at least another 2-3 weeks.
This is the window. Cable during framing costs a fraction of what it costs to retrofit through a finished wall. There’s no ceiling-void routing, no fishing rods, no chased plaster, no patch-and-paint. You literally staple cable to studs.
What actually happens on-site during a pre-wire:
1. We come out for a free coordination call with your builder before framing starts. We agree cable routes, hub location, and any interference with plumbing/mains.
2. During framing, we pull all the cable in one visit — usually a full day for a 4-bedroom home, sometimes 1.5 days for a 5-bed + sleep-out.
3. Cables get stapled to studs, labelled at both ends, and coiled at each end-point ready for termination.
4. We leave. Builder finishes framing, plumber/electrician finish their bits, plasterer boards it out, painter finishes.
5. We come back after gib for termination — 4-6 hours for a typical home — and Fluke-test every drop.
6. Handover: written cable map, label directory, 3-year workmanship warranty.
What you get: Cat6/6A to every point that matters. Nothing exposed. Nothing bodged. The house is smart-home-ready before you’ve even chosen a router.
Where pre-wire actually saves you money: every extra cable run you might need in the future — that lounge speaker you’ll buy next year, that PoE camera you’ll add when you get the puppy — costs zero extra if it’s already in the wall. Adding it later on a retrofit is $300+ per drop.
If your walls are already up and painted — retrofit. It still works. Don’t panic.
The people online telling you “you should have pre-wired” are correct only in the same way that “you should have bought Auckland property in 2003” is correct — technically true, not actionable now.
Retrofit works. 60% of the smart-home jobs we do in Auckland are retrofits into finished 1970s villas, 1990s brick-and-tiles, and 2010s subdivisions. The finished result is functionally identical to a pre-wired home. The only differences are:
- ~30% more per cable point (labour is longer per drop)
- Slight make-good — a small patch of gib per cable drop, painter to match
- A little more visible thinking about routes — where the cables get from A to B is harder to hide
But — and this matters — no exposed cabling. Any installer worth hiring will route through the ceiling void, drop into the wall cavity, and pop out exactly where the outlet needs to be. Skirting-board runs only where there’s genuinely no cavity path. Every hole gets patched. If your painter doesn’t have leftover paint, we’ll match it and hand you a small pot.
The three questions that actually decide it
Skip the marketing content. Answer these three questions and the pre-wire vs retrofit decision is already made:
1. Where is your build timeline right now? New build framing = pre-wire. Mid-reno walls stripped = pre-wire the reno’d zone. Finished house painted = retrofit. Buying land no build = wait ~6 months.
2. How much attic/ceiling void access do you have? Walk-in attic (common in Auckland villas) = retrofit is easy. Small ceiling hatch = doable, adds half a day. No ceiling void (concrete-tilt-slab) = hard. Two-storey with limited riser = possible but adds cost.

Pre-wire during new build = 100% baseline (cheapest per point). Retrofit into existing home = ~130% baseline (30% more per point). Post-completion additions = 180-220% baseline. Can I mix pre-wire and retrofit? Yes — common. Pre-wire the new build then retrofit any late-decided additions. Just try to get 90% into pre-wire because retrofit adds up.
